CAN YOU SUGGEST PLACES TO GET LIGHTING AND APPLIANCES?

Frisby Enterprises will assist you with any array of recommended vendors and showrooms for all your selections throughout your home; from lighting and appliances, to kitchen and bathroom fixtures, to tile and floor coverings, not excluding trim styles, wall finish styles, door hardware, cabinet styles, ect. All of these features in your home will be carefully planned to meet your home completion schedule and in the time you have available to select them.


WHAT IS THE PRICE PER SQ FT?

Price per sq ft is largely dependent on material selections and their related costs. Since you control the specifications of your home, we will develop the price per sq ft together, to adhere to your budget and expectations.

IS ANY LANDSCAPE PROVIDED IN THE PRICE?

That is totally within your control. We work closely with a multitude of landscaping companies that we ensure, can help fulfill any landscape needs.


ARE REVISIONS ABLE TO BE MADE DURING CONSTRUCTION?

(example: You decided you want the placement of a light in a different position) Certainly. If there is a change that has any cost impact whatsoever, we will provide you a change order that will give you the specifics of what the changes are and any cost implications. Your signed approval of that change would allow us to make that revision.


WHAT AREAS OF TEXAS DO YOU SERVE/ CAN YOU OVERSEE OUT OF STATE PROJECTS?

A large percentage of our projects occur within the DFW metroplex but we’re always willing to discuss the potential for executing your project no matter the location. Some more rural projects we have overseen extended to areas within Texas such as Alvord, Dublin, and Joshua; while out of state locations includes Colorado, North Dakota, and Arkansas.

HOW WILL WE KNOW WHERE WE ARE IN TOTAL COST DURING THE BUILD?

Frisby Enterprises will prepare regular reports that will detail accumulated and projected costs and compare those costs to the agreed on budget for your project.


WHAT IS INCLUDED IN THE BUILDERS FEE?

Simply stated, the builder's fee is a summation of the fee to design, specify and construct your home. That fee represents the GROSS profit that pays the builder for the support team and administration required to staff an office, receive and pay invoices, provide cost reporting to you and do daily inspections of your project. Following the completion of you home when all administrative and personnel costs are accounted for the balance of the builder's fee is what is considered reasonable NET profit.


WHO OVERSEES THE CONSTRUCTION?

Your construction will be overseen by either, owner, Ken Frisby or Senior Project Manager, Austin Frisby. Ken will be critically involved in helping develop the specifications and features in your home. Once construction begins, Ken or Austin will still be on site to overseen the project. Some day to day management, "trade-to-trade" transitions and inspections may be handled by one of our experienced project managers, who will review the construction progress and scheduling regularly with Ken. Ultimately, your project will be under the direct management of Ken Frisby.


DO YOU HAVE ANY HOUSES THAT YOU HAVE BUILT IN THE SAME SIZE/PRICE RANGE THAT WE COULD SEE?

We always offer previous project references for clients looking to build a new home, to gain a greater understand of their expected project costs and draw inspiration from. Upon request, we can accompany clients to previously constructed homes to walk the sites and answer any potential questions.


WHAT TYPE OF WARRANTY DO YOU OFFER?

Frisby Enterprises now offers StrucSure Home Warranty 1-2-10 Express Limited Warranty. This is a express limited warranty that provides third-party insurance backed warranty coverage. The Express Limited Warranty covers the home as follows: For a Period of One Year from the Effective Date of the warranty the home is warranted to be free from deficiencies in workmanship and materials as defined in the Performance Standards contained in the Coverage Booklet. For a Period of Two Years from the Effective date of the warranty the home is warranted to be free from deficiencies in delivery portions of the electrical, plumbing and mechanical distribution systems as defined in the Performance Standards contained in the Coverage Booklet. For a Period of Ten Years from the Effective date of the warranty the home is warranted to be free from Major Structural Defects as defined in the Coverage Booklet. Please refer to the StrucSure Home Warranty 1-2-10 Express Limited Warranty Coverage Booklet for specifics on the warranty terms, conditions, limitations and exclusions.


WHAT BANK DOES YOUR COMPANY TYPICALLY USE?

We bank at Justin State Bank, however, any bank you are comfortable with and have a relationship with is the most important feature. We are able and accustomed to working with any bank/mortgage company that you select.


WHAT ARE YOUR STANDARD FEATURES?

For Frisby Enterprises, we have no standard features. We will build your home completely to your specifications and will determine in conversation with you the items that are naturally critical and a priority to you. Also, we will provide information during the specification process that will allow you to make knowledgeable and informed decisions about various parts of the project, especially the cost trade-offs that are affected by those decisions
